By browsing these pages you accept what is written here. If something does not add up, write to us before going any further.

To show you the house, the spaces, the facilities and the surroundings, and to let you get in touch with us. Nothing else.

On the site, in particular, you will not find:

• an online booking system
• payments or deposits to make
• a real-time availability calendar
• price lists: every quote is built around the dates, the number of people and the kind of stay

When you write to us, what we receive is a request for information. We reply telling you whether we are free on the dates you gave us, and on what terms.

• The quote we send you is an invitation to treat: it does not bind us until you accept it and we confirm it to you.
• Unless we say otherwise in writing, a quote stays valid for 7 days: after that, availability has to be checked again.
• A booking is complete only with our written confirmation (email or message), setting out dates, people, amount and terms.
• The terms for the stay, for payment and for cancellation are the ones set out in that confirmation: they come before everything else.
• Availability can change while we are talking: sometimes another enquiry gets there first. If that happens we tell you straight away.

For birthdays, 18th birthday parties, graduation parties and family occasions the same principle applies: tell us the occasion, the date and how many of you there are, and we will let you know whether we can have you and on what terms. Every party is agreed case by case, in writing, before the date.

We look after it and keep it up to date, but it is indicative. In particular, breakfast and check-in times, the availability of the shared spaces, and the opening times or tickets of the places to visit can change: those depend on other people, not on us.

Distances and journey times are approximate. If a detail matters to your choice, ask us before you book: we will confirm it to you in writing.

The text, photographs, name and layout of this site belong to Stefano Mangione or to whoever gave us the right to use them, and are protected by copyright law.

You are free to look at them and to share the link. You may not copy, reproduce, alter or use them for commercial purposes without our written permission.

The photographs show the house, the places round about and parties that really took place here. If you appear in one of these pictures and would rather not, write to us: we take it down, no argument.

The site links to Google Maps, Booking.com, Instagram, WhatsApp and to the pages of some places and restaurants in the area. We do not control those sites and we are not answerable for their content or their terms: when you open them, their rules apply.

We do what we can to keep the site reachable at all times, but it may go offline for a while, for maintenance or for reasons beyond us. If that happens, you can still reach us by phone and on WhatsApp at +39 337 749380.

How we handle your data is explained in the Privacy Policy; cookies and external content in the Cookie Policy. In short: the data you leave us is only used to reply to you and prepare a quote.

Italian law applies to these terms. If you are a consumer, the protections you cannot sign away under the Codice del Consumo (the Italian consumer code) and under the law of the country where you live still stand, and any dispute is for the court of the place where you live or are domiciled.
